  •  N.I.F. or PASSPORT in the case of national owners, and N.I.E. (Foreigner Identification Number) in the case of foreign owners.
  • TITLE DEED and NOTA SIMPLE of the property
  • CERTIFICATE OF HABITABILITY
  • CEE, (Energy Efficiency Certificate)
  • Last IBI receipt, (Property Tax)
  • Latest bills for supplies, (ELECTRICITY / WATER / GAS / GARBAGE ...)
  • Last receipt for COMMUNITY OF OWNERS expenses, (only when applicable)

GENERAL EXPENSES FOR THE SALE OF A HOUSE

  •  PLUSVALIA. It is calculated based on the years you own the property, (up to a maximum of 20 years), and based on the cadastral value of the land. At Lovesol Inmo we calculate and inform you of the PLUSVALIA corresponding to your property.
  • AGENCY FEES. These fees are paid to the agency that has mediated the sale of the property. They usually range between 3% and 5% of the sale price, depending on various factors.
  • CERTIFICATE OF HABITABILITY. Approximately between €200 and €300 depending on the population.
  •  CEE, (Energy Efficiency Certificate). Approximately € 130.
  •  CAPITAL GAINS TAX. If you are a Tax Resident in Spain, a percentage is paid on the profit obtained from the sale of the property, a percentage that varies from 19% to 23% depending on the benefit. If you are NOT a Tax Resident in Spain, 3% of the sale price will be withheld on account of the tax payable on the benefit, which must be calculated at a later stage.
